Roofing in Urbana, MD
On 1 July 2020 the Frederick County Historic Preservation Commission took up case COA 20-01, the Elisha Beall House at 3739 Urbana Pike, and decided in writing what a failing slate roof in this village may be replaced with. The staff report is public and it is the most useful roofing document in the southern county.
The condition described is familiar to anyone who has walked an old slate slope. The slate was crumbling. A central chimney was dropping bricks onto the main roof and onto the side porch roof below it. The snow arrest system had failed and gutters were damaged or missing in several places.
The Commission had already held a workshop in the fall of 2019 and reached consensus that an architectural asphalt shingle would be an acceptable alternative material. The application named CertainTeed Landmark Colonial Slate or similar, laid to follow the existing slate pattern, with the copper gutters repaired or replaced in kind. Staff recommended approval. Colonial Slate is a color name, so the Commission accepted a color and a laying pattern in place of stone.
That precedent is worth money to the right owner and almost nobody quoting roofs here knows it exists. County Register properties need a Certificate of Appropriateness before a building permit is approved. Roof replacement with no change of material can be signed off by staff; a change of material goes to the full Commission.
For everyone else in Urbana the picture is simpler, because the housing is young. Census estimates put the median year built at 2009, with forty-five percent of the 4,458 units raised between 2000 and 2009 and another thirteen percent since 2020. Only two percent predates 1940. Median value here is $640,100 and 3,536 of 4,404 occupied units are owner-occupied, which is a high ownership share for such new construction.
Young roofs mean storm work rather than replacement. On 31 July 2009 an EF1 tornado tracked along Ball Road between Tabler Road and Ijamsville Road and one residence took roof damage. On 7 August 2023 a seventy-knot gust put large trees down and one onto a house on Thurston Road near Dixon Road.
Side yards in the newer villages are narrow enough that two houses discharge onto the same strip of ground, and 2,046 of the units here are attached. We look at the neighboring roof before pricing yours, and we put both on the drainage sketch rather than pretending the property line stops water. On 29 August 2024 roughly three dozen trees blew down between Patrick Street in Frederick and Urbana along the Urbana Pike corridor.
What we take on in Urbana
Frederick Roof Pros covers the same range of work in Urbana that we do in Frederick — nothing is carved out because the address is a few miles up the road:
- Asphalt Shingle Roofs — Nearly every roof in this county is asphalt, and there are good reasons for that. It costs little per year of service, any competent crew can repair it, and every supplier within an hour of Frederick keeps it in stock.
- Metal Roofing — Standing seam belongs on plenty of Frederick buildings, and on some of them it is the only correct answer. Downtown still carries original crimped metal that has outlasted three generations of shingle roofs on the same block.
- Tile Roofing — Consider this the page where we argue against our own product. Tile is a rare and largely imported idea in Frederick County, and on most houses here it is simply the wrong material.
- Flat & Low-Slope Roofing — The low-slope roofs we see most in Frederick are not commercial. They are back porches, kitchen ells, dormer decks and the flat top of an addition that got tacked onto a house in nineteen-seventy-something.
- Roof Coatings & Sealing — Coatings work on exactly two things around here, and neither of them is the thing coatings get sold for. They work on sound low-slope membrane, and they work on old exposed-fastener metal.
- Roof Ventilation — Ventilation is the cheapest roofing work there is and the most often botched. The failure is almost always the same one: plenty of exhaust up at the ridge, and almost no intake down at the eave.

About Urbana, MD — and why local matters here
Urbana sits in Frederick County with a population of roughly 13,304, close enough to Frederick that crews move between the two constantly. Local landmarks and corridors residents know well include Urbana District Park, the Villages of Urbana.
Local knowledge is not a marketing line here. Urbana properties share soil, weather, permit rules and construction eras with the rest of Frederick County, and a roofing contractor who works the area weekly already knows what fails locally and what holds up. That is the difference between a bid and an accurate bid.
